Are Oakville and Burlington condo prices really down this fall?

They are. According to August 2026 Halton Region market data, the average townhouse and condo price in Oakville was about $838,900, down 13.5% from last year. In Burlington it was about $675,300, down 12.3%. Across Halton, condos and townhouses averaged roughly $753,000, and 88% of them sold below asking price.

Days on market tell the same story. Burlington condos averaged 48 days to sell, and Halton-wide the figure was 41 days, up from 38 a year ago. Sales are also down about 14% year over year, so fewer buyers are competing for each listing. Detached homes are holding up better, which is why condos currently offer the biggest relative discount in our market.

Why are condos softening when detached homes are holding steady?

Condos are softening because the buyers who usually drive this segment, first-time purchasers and investors, are the most rate-sensitive and cautious right now. Investors in particular have stepped back as rents have eased, and that has left more units sitting for longer.

New listings are down too, about 28% year over year for townhouses and condos, so this isn't a flood of supply. It's a pause in demand. That combination is important: sellers who don't have to sell are waiting, and the ones who do are negotiating. Buyers who are ready and pre-approved have the upper hand, especially on units that have already been listed for a month or more.

Where are the best condo and townhouse values in Oakville and Burlington?

In Oakville, look at the Uptown Core near Trafalgar and Dundas, where newer buildings offer modern amenities and easy access to shopping and transit. Kerr Village and the Bronte waterfront offer a more walkable, lakeside feel, and the Oakville GO station area is popular with commuters. Townhouses in West Oak Trails and River Oaks often give you more space than a condo at a price that's still well below a detached home.

In Burlington, the downtown waterfront and the Appleby GO and Burlington GO corridors offer the strongest lifestyle appeal, while Aldershot and Brant Street have a lot of value for first-time buyers. With Burlington condos averaging under $700,000, it remains the more affordable entry point to Halton, but Oakville's steeper price drop means the gap is narrowing.

What should you check before buying a condo this fall?

Always review the status certificate before you remove your conditions. Ontario condo corporations must provide it within 10 days of a request, so build that time into your offer. It shows the reserve fund balance, monthly fee history, any special assessments, and whether the corporation is in litigation.

A lower purchase price means little if fees double in three years or a big assessment is coming. Look closely at the building's age, parking and locker details, and any deferred maintenance.
